1. Who we are
This site is operated by Evan Kundrat, an individual Maryland-licensed real estate salesperson (Lic. #5003434) affiliated with Keller Williams Flagship of Maryland (Broker of Record: Barry Hess, Lic. #517943).
2. What we collect
- Contact details you give us through a form, email, or text: name, email, phone, message content, buying/selling preferences.
- Property-search activity: searches, saved listings, and pages viewed (when collected through our IDX listing provider).
- Site analytics: device type, browser, referrer, pages visited, approximate location (city/region derived from IP). We do not collect precise GPS location.
- Communication history: emails and texts you exchange with us.
3. How we use information
- Respond to your inquiries about real-estate services.
- Send you property recommendations, market updates, and follow-up communications related to your stated interest.
- Operate, secure, and improve this website.
- Comply with legal, regulatory, and brokerage record-keeping requirements (Maryland Real Estate Commission, Bright MLS, IRS, etc.).
4. SMS / text messaging program
Program name & sender: Evan Kundrat · Keller Williams Flagship of Maryland.
Opt-in. SMS consent is collected through an unchecked checkbox on our contact form that you must affirmatively select. Submitting the form without checking the box will not enroll you in SMS communications. SMS consent is not a condition of any purchase or service.
Types of messages. Conversational follow-up about your real-estate inquiry, appointment confirmations, listing updates matching your stated preferences, and market reports for your service area.
Message frequency. Varies based on your activity and our conversation; typically up to a few messages per week. Message and data rates may apply per your mobile carrier plan.
Opt-out (STOP). Reply STOP at any time to any text from us to unsubscribe immediately. You will receive a single confirmation message.

Carrier disclaimer. Mobile carriers are not liable for delayed or undelivered messages. SMS is supported by U.S. carriers and may not function while roaming internationally.
No sale or sharing of phone numbers. Your mobile phone number and the fact of your SMS opt-in will not be sold, rented, or otherwise transferred to any third party for their independent marketing. SMS opt-in information is also not shared with our service providers except as strictly necessary to deliver the messages you've consented to.
5. Who we share with (and don't)
We share information only with:
- Our brokerage (Keller Williams Flagship of Maryland) and its compliance team, as required to supervise transactions.
- Bright MLS, where required for listing and offer-related activity.
- Service providers who help us operate the site and our practice: our CRM (Follow Up Boss), IDX listings provider, email/calendar services, and analytics. Each is bound to use the data only to provide their service to us.
- Regulators and authorities when required by law, subpoena, or court order.
We do not sell your personal information. We do not share your phone number with third parties for their own marketing. We do not use your information for targeted advertising profiling.
6. Cookies & analytics
We use a small number of cookies to keep the site functional, remember your preferences, and understand traffic patterns in aggregate. You can decline non-essential cookies in the banner shown on first visit, and you can clear cookies via your browser settings at any time.
Visitor analytics. We use a Follow Up Boss visitor-tracking pixel (served from widgetbe.com) to understand which pages our existing CRM contacts return to. The pixel records pageviews on this site and associates them with a contact only when that contact is already known to our CRM through a prior inquiry; it is not used to build profiles on unknown visitors or to share data with third parties for marketing. You can block analytics cookies via the consent banner or by adjusting your browser settings.
7. Your rights under Maryland law (MODPA)
The Maryland Online Data Privacy Act ("MODPA") gives Maryland residents these rights:
- Right to know what categories of data we process and why.
- Right to access a copy of your data.
- Right to correct inaccurate data.
- Right to delete your data, subject to legal record-keeping exceptions.
- Right to portability — receive your data in a portable format.
- Right to opt out of any sale of personal data, targeted advertising, or profiling for significant decisions.
- Right to opt out of sensitive-data processing.
- Right to appeal a denial of any of the above.

8. Do Not Sell or Share My Personal Information
We do not sell personal information and do not engage in targeted advertising or profiling. If you would still like to register a "do not sell or share" preference for your record on file with us, email ekundrat@kw.com with the subject "Do Not Sell or Share." We will confirm within 5 business days.
9. Children
This site and our SMS program are intended for adults. We do not knowingly collect personal information from anyone under 18.
