The Maryland Homestead Tax Credit: cap your annual increase.
It's the single most valuable form a Maryland homeowner can file, it's free, and it only needs to be filed once. Most new buyers don't know it exists until their assessment letter shows up two years later.

1. What the credit actually does
Maryland reassesses real property on a three-year rotating cycle. When the state catches up to current market value, your tax bill can jump materially — sometimes by 20%, 30%, or more in a single year. The Homestead Tax Credit caps how much of that increase can be passed through to your tax bill in any single year [1].
It does not reduce your overall taxes. It smooths how quickly increases hit you, so a hot market doesn't blow up your monthly escrow overnight.
2. The 10% statewide cap (and county caps)
State law requires every county and municipality to limit taxable assessment increases on a Homestead-qualified primary residence to 10% or less per year [1]. Counties may set lower caps — and many have.
The Maryland SDAT publishes the current per-jurisdiction cap table; check yours before assuming the statewide cap applies [1]. A lower local cap means even more protection for you.
3. Who's eligible
The credit is available to homeowners who meet all of these conditions [1]:
- The property is your principal residence.
- You occupied the property for at least six months of the year, including July 1 of the year before the tax year in question.
- The property has not been transferred or its zoning changed in a way that requests an increased value.
Investment properties, second homes, and vacation rentals do not qualify. The credit is strictly for your primary residence.
4. How to apply (one time, free)
Maryland moved Homestead applications to the Maryland OneStop portal in September 2023 [1]. There are two paths:
Online (preferred, faster)
- Go to https://onestop.md.gov/.
- Select the Department of Assessments & Taxation.
- Choose "Homestead Tax Credit Eligibility Application".
- You'll need your SDAT real-property account number (find it on your assessment notice or via the SDAT lookup at sdat.dat.maryland.gov/RealProperty/).
By mail or fax

You can verify your Homestead status at the SDAT real-property search page at any time — look for the line that reads "Homestead Application Status" on your account [1]. Processing usually takes a few weeks; you don't need to refile if you stay in the home.
If you sell or move out, the Homestead status terminates and the next owner has to file their own. Don't assume the new home you bought already has the credit — the prior owner's filing doesn't transfer with the property.
